Having No Pre-EMI while buying houses

Many builders selling residential properties in Karnataka, Kerala and Tamil Nadu have the offer of having no Pre-EMI while buying houses. Many people might be confused about the advantages about having no Pre-EMI; this week let us take a look at what no Pre-EMI means.

No Pre-EMI is a scheme wherein the builder basically takes up the burden of the buyers and promotes better buying opportunities for the buyer in the fluctuating market trends. The buyer will have to pay an upfront amount while buying a flat and the payment might range from 5% to 20% depending on the builder. The EMI payment will start only after possession of the house. Till the time of possession, the builder will have the burden of EMI and pay it to the bank.

The builder might either pay a part of interest and principal on your EMI to the bank in a reducing format for a fixed period of time or they pay only the interest and the principal amount is deducted from your loan account. Verify what kind of payment is being made at the time of agreement itself.

The buyer has a better financial planning and get to build up resources for future payments and on the other hand the builders have the pressure to finish the projects on time and so the buyers get surety that the project will be handed over on time.

When a buyer pays down payment on lower price of the property which will appreciate through the time, they also get the advantage of project appreciation with benefits of building up payment resources!

Temples in and around Guruvayoor

Temples are a speciality in God’s own country. We all know the advantages and goodness of living close to holy places as we are one of the best residential property builders in Kerala. This week, let us tell you about the temples in and around Guruvayoor.

Guruvayoor Krishna Temple
Lord Sree Guruvayoorappan is a famous deity and this temple is located nearly 30 kms away from Trivandrum. Guruvayoor thrives with the regular visitors to the place. It is well connected by road and train. One can also reach Guruvayoor easily by flights in Cochin and other major cities which are close by. The temple is one of the most famed Krishna temples in India.

Mammiyoor Temple

This temple is located just 1 km away from the main Guruvayoor temple and has a beautiful idol of Parthasarathi. The celebration of the Gita day on Vrischika Ekadasi, is the important festival here. This function also coincides with the great Ekadasi festival of the Guruvayoor temple.

Chamundeswari Temple
Have a divine experience by visiting the Chamundeswari Temple with lovely sculptures and carved pillars which represent the beauty of the temple. Devotees from all over throng to experience the bliss and culture which the place provides. The temple is also famous for the Sanskrit classes which are offered here.

Post Festival Cleaning

Celebrating all festivals consciously is highly important and at the same time, cleaning up after festivals are also important to keep our surroundings clean and tidy. Be it our 2 & 3 BHK apartments in Bangalore or flats in Trivandrum, we encourage our residents to take utmost care of their environment. Here are a few perfect post festival tips for cleaning.

Start outside
Cleaning inside our homes should be the first priority. But this year, try starting with outside the house. Bursting crackers and distributing sweets would have definitely left an array of dust to be collected. Make sure these waste paper and other boxes are collected. Do not wait for someone else to do the same as the cracker leftovers can be dangerous to the environment and affect you.

The Cracker Stains
Cracker stains can be a great trouble while cleaning. This is where the cleaning agents and bleach agents come in! Use them on the stains and let them dry for few hours and wash it off. The stain is sure to vanish the sooner you clean it! Things like Lemon, Kerosene, Thinner and other detergents are sure to wipe off any kind of stain.

Cleaning the house
A highly decorated house can be difficult to clean. First take down all the decorations and decide if you will need them for next year. If that's the case, pack them neatly. Make sure all the traditional lamps are removed and kept separately as they might still have oil in them.

Clean up the oil stains from the traditional diyas as they are easy to forget and we might slip in the same later. After packing the decorative items, removing the diyas and other decorations, dust the whole house to remove the residue from the crackers as they might still be there.

Finally mop up the whole place by using a pleasant cleaner or anti-septic which will make sure the house is spic and span!

The festive season brings in joy to one and all in the city. Being the festival of lights, decorating our homes with lights is the basic concept during Diwali. Unlike olden days, we have started using electric lamps to light up our homes, streets and offices. This will lead to unnecessary power consumption. Try shifting to earthen traditional lamps this Diwali and avoid unnecessary power usage.

As we saw earlier, using earthen lamps can be a great start for a green Diwali. Though oil is used in traditional lamps, the expense will be much lesser than having electric lamps all over the place. Earthen lamps will not only help in saving power but also will give a traditional touch to the house!

Gifts are a major part of any festival. This Diwali try gifting organic gifts. Things like herbal tea, cosmetics which are eco-friendly are great ideas. Also avoid plastic wrappers and opt for jute bags.

Eco-friendly Crackers
Crackers are the main reason for pollution during Diwali. During this festival, there is a lot of air pollution due to all the crackers and after the festival is over there is paper and cracker residue everywhere which is highly difficult to clean up. This Diwali, try using eco-friendly crackers. Though they will not stop pollution, they will definitely reduce the noise and level of pollution.
